No evictions are a BIG one, finances and credit are NOT, especially if HUD pays 100% of their rent and there's no tenant portion. I always check previous landlord and rental references, and call the HUD office for a character reference as well. If they pay a tenant portion, I verify employment, hours, and wage, or if it's benefits, be sure you have documentation. Actually TALK TO THEM on the phone and/or in person, find out about their situation, and if they seem like a good fit, basically just be smart about it, and have human interactions with them, it's that simple.

Lol if I was selling anything you would know James, or maybe you wouldn't, I'm not sure of your observation skills in the sales field, but I responded to your thread initially, the only response, I clearly am not selling anything. For the record I also am not a YouTuber, nor do I partake in social media other than this, or am I trying to convince anyone of anything, but I understand the judgement and attempts to again otherwise discredit one person's experiences... It's just what y'all do. For just a moment, is it possible that folks would just want to participate in an open and engaging discussion about a topic without intending to discredit another person's view on a matter? 

A forum is an open discussion...I don't know why this is so difficult to grasp. @James Wise you have spent an entire day trying to 'prove that you're right and I'm wrong' in some way and even gone to the extent of asking others to come in and side with you to somehow discredit my opinion. But it's just that, as I stated before, an opinion.  Hopefully this isn't the hobby I mentioned earlier and you have a better use for your time. I appreciate everyone's responses at any rate. Clearly this is a hot topic, but I think the 'feces art gallery' mention has been my favorite part so far...
