Hi All,

I have a lead on someone that is considering selling around 45 acres in Nacogdoches, Texas. The land is mostly cleared, has three ponds, approximately 5 acres are hay, and is a mix of red clay and dark soil. He wanted to know what I could offer him and I am not sure where to start. Based on some research I've seen that lots that size in that area are going for 5k-8k (with outliers going for more and less, of course). I know the negotiation idea of getting them to say a price first, but this man is just considering selling and I would like the practice anyway of determining the numbers. 

I'm looking for advice on how to come up with a fair offer on vacant land and what sort of questions I should be asking a seller when working with just land. I asked about if the land was cleared or wooded and soil types, but I don't know what else I should be looking for in vacant land conversations.

Hello,
I have looked through old posts but haven't come across anything more recent than 2018 and I feel 2020 kind of changed the game for everyone. I have been working on getting into real estate investing by starting with wholesaling to gain capital to move to rehabs and quick flips. I have been wondering, especially with new legislation in the works, should I just go ahead and get my realtor's license? I have no intention of selling homes as a traditional realtor and just want to invest. With the way things are moving, I'm thinking it may be worth it to get a license. I love learning and am willing to put the work in, I just wanted to know if you all thought it would be a waste of time/money since I don't want to use it in a traditional sense. I appreciate any advice given. I am very new to real estate and want to put the work in to make sure everything I do is ethical, legal, and successful.

Hello all!

I am from Tyler, Texas, and am hoping to start wholesaling/investing in the East Texas area. I am looking to use wholesaling as a stepping stone to move to rentals and fix and flips. Ultimately, my goal is to be able to buy my first home and be financially independent. I am currently a middle school science teacher for an online academy and love what I do. I have always had an interest in real estate but saw it as an unattainable goal for a teacher. I have spent a lot of time researching wholesaling through YouTube, podcasts, and multiple books but am struggling with analysis paralysis. I would greatly appreciate any mentorship, advice, or recommendations on books or podcasts I should be looking into!
