We have a three story triplex in Norfolk, VA, and the top floor unit is a small one-bedroom. Here in VA it is very hot right now! The tenant is complaining that the AC is not cooling enough. What is considered "enough?" We live in a three-story home just blocks from the rental property and our third floor is not very cool. We use a fan up there and it's still not great. I'm just trying to determine what responsibility we have to tenant to get it cool enough. I want to be fair for sure! But I also feel there's only so much you can do. Thanks for any advice!

@Jeshua Patrick @Chris Lohmeier @Andrew B. - thank you all so much for your thoughts.  There are 3 separate units in the triplex so thankfully there will not be an issue like that @Chris Lohmeier.  We'll definitely make sure tenant understands it should be professionally installed and that ownership passes to us, whether through the current lease or through an addendum.  Cheers!

Hello!  Just looking for any advice: a tenant in our triplex wants to install a programmable thermostat.  We aren't going to cover the cost but have no problem with this.  Should we require an addendum to the lease saying that the tenant is responsible for maintaining and servicing the new thermostat?  Thank you for any advice.

Thank you so much for sharing. We just bought our first triplex in Norfolk, VA and are looking for another property.

I'm trying to decide between Cozy and eRentpayment.  Does anyone have any thoughts on the two?  Thank you!!
