Post: Partner = Contractor

I am thinking about approaching a contractor I know to work with as a partner. Something along the lines of, I supply the d/p and he does remodel on agreed upon investment property. What are my pros and cons? What kind of partner percentage would make sense if I am in with down payment and managing property? Should we co-own or I own solely with contract write up for certain $ and an end date? I don't know where to start. Any experience is appreciated!
