Quote from @Bruce Woodruff:

Like @Kevin Sobilo and @Chris Seveney said, this is something that is worth getting an attorney involved....the sooner the better. It's a shame you have to have a neighbor like this, but in the future, never be the 'nice neighbor' and let people use your land. At least not without a well-written contract in place. Otherwise you end up where you are currently.

Go see an attorney and let us know what happens....And I would not let this just go on, it will get even worse and you may be creating 'precedent' in some way.

Awhile back I let my neighbor use a Lil piece of my land to make a garden on which he was trying to get me to rent it to him for 25 dollars a year😂 yes a year. I also let him run waterlines across my land to his trailers he put in above my property. Before I knew it they were taking advantage of my kindness and have started doing spiteful things like parking his truck under the basketball goal he told my son he could use so he can't play because i don't have 5,000.00 dollars to cut a couple pines that are completely healthy becausethe wind uprooted and fell on his pole barn it barely damaged i told him i would help pay for repairs intill they sent me a bill for almost 6,000 dolars and told me they fixed it cheap and it still didnt look as good as it did before. So I decided since they were being completely rude and trying to rip me off that i wasnt paying a dime for it since they were being that way. After that I told them I think it would be best if we just stayed on our own land just to keep it simple. Am I allowed to take up his water lines that is run across my land. When he put them In he tore up my yard and left heaps of dirt laying where he didn't cover them up good enough it was just a mess and I don't have the money to hire a lawyer but they are loaded. What can I do. Also a couple years back I was trying to get my water fix that was running off a spring the people told me I couldn't use it anymore because it was surface water and they made me dig a well. That same neighbor is still running off the same spring on my land they said I couldn't use. He has rights to water for one dwelling in the deed. The neighbors dad had it put in the deed when my grandmother got the property years and years ago. But is that void now that I can use it? I mean if I can't he shouldn't be able to either right. Please someone help. Any information you have would be greatly appreciated.

note not an attorney or legal advice

if it is not in writing and there is no lease agreement you can change the terms at any point in time. So yes you do not need to allow access

Also regarding trees, in most states if your tree falls on someone elses property and causes damage, if it was a healthy tree and due to a storm then you are not responsible, he would need to file an insurance claim. but sending you a bill I would say send it to your insurance company and then they can contact me for mine if they need it.

 Thank you so much.
