Hello! I currently work with a contractor to estimate home repairs. I pay him $40 and he tells me what needs work on the property. However, I would like to start doing this myself because I make a lot of offers. Any tips and ideas on how to estimate home repairs accurately (or as close to accurately as possible)? Maybe some books?

I know, sounds silly! I want to purchase a rental property (4 units) without actually tending to the day-to-day responsibilities. I don't know much about property maintenance (cutting grass, gutters, appliance issues and etc...). I don't currently own a home so this would be an entirely new experience for me (I want the first property I purchase to be an investment property). 

Another investor told me to use a management company to manage the property. What are you thoughts on this? Do I need to have handy-man skills in order to own a rental property? 

Any thoughts, insight, and advice would be helpful! :-)

 Great question. I don't sense a rush for a deal but definitely a rush for assurance. It's great to know what experiences are normal. Your wisdom was well received.

I think finding out who the best attorneys for this (bankruptcy, divorce, etc.) are in the area and then getting your name and number worked into their minds would be the best bet. Probably sending a couple pieces of marketing materials to them (over a month or two) and then calling would be how I'd get started. If you have a low budget maybe just start smiling and dialing.

Please let me know if you have a different approach.

Any recommendations on working with probate attorneys? Or finding people going through divorce, bankruptcy, probates, wills and etc...
