@Scott Anderson Sure!  I actually heard one of my partners on the Bigger Pockets podcast.  I found out they were rehabbing in the Seattle area so I sent an email.  We chatted on the phone and he offered to meet me and show me some properties they have in Seattle.  I offered to invest in one of their projects in exchange for learning the ropes.  Now we are partnering together on two flips.  In terms of trusting someone, you have to go with your gut instinct and referrals from other people.  There is always risk.  We also have a Deed of Trust, Promissory Note, and Operating Agreement.  The details are spelled out legally.   

Ha!  Good question.  I invested a chunk into a rehab being done by experienced investors.  I'm sitting on the rest, very eager to get my first deal.  I'm looking, looking, looking and scared!  But that's how it is at the beginning. 

Thanks everyone! Do you think $200k is enough seed money to get me up and running? I’ll be working p/t at a “regular job” to cover 80% of my expenses. My goal is to make enough within a year to do RE full time and of course continue to grow from there.

How would you turn $200K into a full time real estate investing career?  My idea is to start with fix and flips to generate cash flow and then eventually purchase buy and hold properties.  I like the idea of paying in cash instead of using a lender, but am I being too short sighted / cautious?  If I tie up all my cash, I can only work on one property at a time, however, going slow and steady may be a good idea since I am so new.  This is my new career and my only focus.  I look forward to hearing your thoughts and advice.

I am from Seattle and I am getting into real estate investing myself!  I can't help you as I am just learning the basics, too.  Good luck!  If you can get into properties in King County, I'm sure you will do well.
