 Dan, I appreciate your feedback. I understand it would be a significant waste of time to take on a client that isn't serious. I am learning how difficult I can be to find the right agent. I have hired nurses in my profession that have interviewed tremendously well had a great resume but when it came to the actual job they were inadequate. Thank you again for your insight!

Just want to add that for some of my more savvy buyers, I have ever made my exclusive right to buy agreement specific to the address in the additional provisions.  So, I'll ask them to sign the agency agreement when I meet them at the property, specific to the property address.  I do this bc they do their own marketing and I don't think it's fair to charge a commission on a property they found on their own. But, I am covered on my end with a signed agreement.  Maybe a good way to handle the relationship with your agent friend? :)


 Sheila Thank you for the advice! It's only fair that the agent that puts in the work on a specific property gets the commission.

 There is a difference between talking to a few, and looking at properties with a few. Before I take clients to see properties I have them sign an agreement formally stating that I represent them in my market for buying real estate for X days. This doesn’t mean I cant be fired, but if you end up buying a home an agent showed you, through another agent, the first agent could come asking for commissions for procuring that sale. Big picture, interview as many agents as it takes until you find the right one to work with. If that one does not work out, end the relationship in writing and hire another one.

Hello community! New investor here. I am looking for my first investment property and I have seen a few with a realtor who happens to be a good friend of mine. I reached out to another realtor because she owns 20 rental properties and her knowledge and experience is what I need especially at the beginning. She agreed to help me along the way and said she will set up properties to walk through. While I was waiting on her to respond to my email (2 weeks ago), my realtor/friend contacted me about a duplex, set up a showing and I put in an offer. I told the investor/realtor about my offer and she became offended and stopped responding to me. I was open with her from the start that I have seen 3 properties already so she knew I was working with someone. My question is; is it frowned upon to work with more than one realtor or is this normal behavior in the real estate world?
