@Ryan Greene pm me your info. I can always use more contractors. I am starting my first in Airbnb in Springville. I’ve heard of a lot of others who have had success in Ellicottville. Do you think the market is becoming saturated with Rentals in Eville? There are quite a few properties for sale and a lot listed on Airbnb.

@Jim Peckey I use JS Property Management Services for my apartment remodels. They do a great job at turnovers too. The owner is a plumber.

@Jim Sioukas several duplexes went up for sale today in south buffalo, 14220 and 14210. The area has seen good appreciation and good rents. My four units in the area are each 2 beds and rent for $700, $900, $1,000 and my sister lives in the 4th. Might be a good place to look for you. Best of luck!

@Matt Brooks I attended the meetup for the first time in June. It really was a mix of different investors. I highly recommend attending. There was something to learn from everyone. Eric does a good job of leading it. Hope to see you at the August meetup!

@Tyler Morris visit some small local banks and you might be able to get a commercial line of credit mortgage. I have only found one bank that will do this. It’s a mortgage but I can withdraw from it anytime. The interest rate is a little bit higher and it’s variable. I pay 7% on it right now but it has made it very convenient for me to pay off then use again to buy another house in cash. Refi with a traditional mortgage and pay off line of credit.

Figure out what your financial goals are and create the action steps that will get you there. Don't let emotions determine if you should purchase a property. Stick to the numbers.

Hi Justin. I have two LLC's with partners. My first property I bought was with a money partner. I had the knowledge, did the research, found the property, and manage it. He funded the first property and now we are up to 4 (including a 6 unit). My other partner and I bought a duplex in cash and didn't refinance. We split the cost of the property and the llc pays us each principal and interest each month. I wouldn't have been able to afford it on my own unless I financed it. This partner does maintenance and I do leasing and management. These are two people I trust and we have management agreements in place. My deals were very small less and not huge complexes but it has given me some experience with working with a partner. I would recommend it to get farther ahead.
