Jason - can I ask you , what is the recipe of finding better cash flow deals!! Can you please share some tips!
Jason - to your point of size able down payment... is it true that for investment prop min down is 25%? That is what lenders are telling me -- but that is sizable hurdle!!

Hi - can i seek some advice if below is a good deal to pursue:

Duplex for $230K turnkey : rental details 2 units together gross rental $2K/month. Tax ~2.5K

I read some about 2% rule -- it does not seem to qualify that rule but then i have not found any that meets that rule. Is that possible only for section 8 houses that are below 50K? 

any advice on : if above house makes sense or not will be appreciated

Brian - A newbie in REI, reading your article. Can you explain the leap in 2009 from duplex to $4.5M deal in 2010 - what kind of cash does one need to have. You probably need to have skin in the game along with investors!

Hi Odie - thanks for reply. I recently helped my BIL find a rental in Princeton (colonade point) though I live in Delaware.. I think house shortage makes a NJ a good spot for investment- though not sure if price points make it a good ROI.. Pros in NJ and DE area - can you please provide your perspective on ROI in the two markets and where should I start exploring.

Hi BP community! I am absolutely fresh to real estate discipline of investing with neither deep or big pockets. Interested in Princeton, NJ & Wilmington DE area - Investing Goal: Buy low townhouse/small single house that yields small buffer from rental income post loan/opex (hopefully).

Pros/colleagues in NJ/DE area - please help me get started with guidance on establishing connections and really help me define roadmap - 

1. should I find an real estate agent who deals with foreclosure/short sell. 

2. is foreclosure/short sale really the right first investment for a completely clueless person to start

3. what should be first step to start getting hands dirty and not just read books/ blogs - kind of action oriented learning.
