Excellent information Michael, appreciate it. I will go through it and let you know if I have any questions. Thanks again.

@Phillip Bradrick, thanks for your response. As for the question of how hands-on I want to be, I am actually out of state, so the answer is not at all as it's not possible :).

Hi,

I am looking for some good property management companies in Wake Forest, NC where I have a home which I want to rent out. I have talked to a couple and most charge 8%, but since this is a brand new home I am wondering if this cost is justified at this time. I believe if there are any companies offering a-la-carte services like tenant search and addressing emergency calls rather than full service package that would be a great option, any references would be super helpful.

Hey All,

Thanks for all the inputs and suggestions. This is why I am here and love the real world experiences and feedbacks. As I am new to this and looking for cashflow using rentals, one key aspect of this investment is to ensure that the unit rents out quickly and while I do understand that cash flow to begin with might not be attractive, it can be a good investment in the long run if the location is right(as appreciation also kicks in). That said, I am thinking about Wake Forest, Garner, Apex as frontrunners based on the fact that they are closer to RTP and have generally good schools. Would like to get inputs on these locations.

Hello Everyone. I recently joined the forum and would like to quickly list my requirements without much ado.

1. First time investor, looking for cash flow.

2. Planning to invest in Research triangle are of NC for rental.

3. Budget between 300K and 400K.

Any areas that have the potential for a good cash flow?
