@Tom Ott Thank you for the insight. I am thinking ohio for now. I would just try one unit to see how it does, instead of jumping into something bigger just to get a feel of the market.

Hi Guys,

I have about 100k cash available to invest out of california. Looking for some cash flow rentals in Houston Texas, Cleveland Ohio, Cincinnati or Detroit. I am thinking of using that for a 20% down to generate some positive cash flow. 

Any tips or Suggestions ?

Hey guys ,

I am thinking of doing a 1031 deferred exchange - rental property to gas station with property or rental apartments using BRRR strategy near Arizona state university in Arizona. What do u guys think ?

If anybody knows good realtors and commercial brokers near tempe or phoenix, please PM me.

@Justin Jocewicz I think I would be doing both a passive using BRRR strategy and do a flip is possible with a foreclosure/auction or an ROE . So possibly one of each. I am not sure if that's possible / doable . The hardest part would be finding REO's in my area with purchase price of around .7ARV.

Suggestions ?

Hey Guys,

I sold my rental house , cashed in about 100k capital gains on it. Got my real estate license this year. I am trying to figure out the best possible way to invest in flippers using the BRRR strategy. I am in SoCal and have been looking at foreclosures, REO's in my area. I need a plan to make the most of my available liquid cash of around 150K. Any suggestion?
