Hey guys and gals,

I just thought I post this and ask if anyone was interested in meeting up and connecting through a pick-up game of ultimate frisbee during the week or on a weekend. Im in North Jersey but I'm down to meet up with anyone in the state. Any interest?

DOS calls are rare. It usually happens only when the buyer or seller call the bank and ask the bank for their blessings, Not a smart thing to do IMHO and it's unnecessary to contact the bank. I just did one for a Joint Venture client at

and you can kind of get a feel for how it is done. There is an existing loan on this one. Just make sure you follow the law and that you have plenty of money in reserve.

Hello everyone,

Im having trouble trying to explain what a wraparound mortgage means to a client. Its one of those things you get but its hard to explain to others, and I cannot have that in this business. Does anyone have a simple and easy way to explain it to a seller as an offer? Thanks.

If you're not aware of that/ know how that works than your offer was likely Much higher than it should have been. 

Thank you @natalie kolodji. The numbers arent too bad from what I offered. But that makes more sense. Though the owner finance is only $5K less from asking so... haha.

Hi Everyone,

I just made a few offers on a home I came across today and the seller came replied back with the following:

"I'm assuming that you are aware that my home is located in a manufactured home community and does not include the land."

I sent cash, lease purchase, and an owner finance  offers. What does she mean by having the home in a manufactured home community that doesnt include land? Thanks.
