So far I've had two of my tenants report they've been laid off and provided me with the written proof. In both cases, they're hourly workers for local sports arenas. Fortunately we've already arranged for a charity to pay the April rent for one of them.

There's been a lot of debate about market conditions, both nationally and locally. While broader economic conditions might point to a flattening or slowing in national demand, we're just not seeing that here in Metro Orlando. Construction cranes and concrete trucks are literally everywhere, with both commercial and residential development. Strong growth in both population and jobs has ensured that Orlando's real estate prices and rents continue to climb. This of course has made cash flowing deals more difficult to find, but 1% deals can still be had on the fringes of Metro Orlando (think 30-50 miles from downtown in any direction). PM me.

@Sasha Josephs, you're right to be considering Florida. Central and South Florida have very high population density, and so much of the land is protected from development (i.e. Everglades, wetlands, conservation areas, etc). The state of Florida is a net recipient of one out of every four domestic moves in the USA, and the Orlando Metro receives a disproportionate share of intrastate moves within Florida (think price refugees from Miami and elsewhere). @Stephanie Simmons, I recommend TriPat Inc out of Sanford. 

@Martha Daisley, this is a good discussion to have. You need to do your numbers on this one and see how it plays out across your various scenarios. Personally I don't mind raising rent on an existing tenant by 5% or so if it means I won't have to rehab it anytime soon. Crunch your numbers with existing rents, small increases, market increases, rehab costs, etc. If you're planning to refinance in the near term with a private lender, that needs to be considered as well (they won't turn a blind eye to the rent amounts).

@Marco Morkous, I have to say I agree with @Russell Holmes. Just be open with them, but best not to overlap agents in the same market so as not to burn any bridges.
