My business partner and I found a lead. It's an elder woman who is motivated to sell, but she has a reverse mortgage. 

We're thinking of using the subject- to strategy and are curious about how this will differ from a regular mortgage or if it will essentially be the same process?

Has anyone had any experience with this before?

@Mike Reynolds In this particular zip code, properties selling for $165,000 is the highest it's been. This area is facing a complete revival.  They're renovating and improving the district so that it conforms to middle-class taste,

The shacks in this neighborhood are selling anywhere from $10,000-$30,000 and are being completely demolished. And in their place, brand new homes are being built and are now selling for $165,000 to $200,000. 

By tear down, I mean to tear the whole thing down and start over.

There are some properties in this area that aren't complete shacks and don't need to be torn down.  For those, you'd pay for repairs and could rent out.

This area is a high investment potential because of the rapid increases in property values.
