Hi Noah,

As Julie pointed out, Construction Management is a great option if you want to get your foot into the built environment. I'm actually working in the architecture industry and have been so fascinated with the whole concept of architect/developer that I've started studying for my brokers license. I feel like the architectural experience coupled with the understanding of the buying/selling process would prove to be useful if I ever decide to transition into development full time. I also know several individuals who started out as architects and went on to get their MBA's before transitioning into a development company. As a result their knowledge in design application and business proved to be very useful. 

Regarding schooling, don't hesitate to do your research, visit the campuses, and get to know the professors. There are a lot of great schools out there and not all of them are classified as Ivy League. At the end of the day it really just comes down to where you feel most comfortable, the selection of classes that are being offered, and what opportunities are there for making lasting connections/relationships.

Seattle is a tough market to cash flow but like you I'm also keeping my eyes open for duplexes. However as Adrian mentioned, I'm becoming more open to making a condo/townhome my first investment. Assuming you do your due diligence, I think they can be a great entry point within a hot market. 

Keep your eyes open in Lynnwood, Bothell, and Mountlake Terrace.

Agreed, too much risk involved. Came across what seemed like a good house and an excellent price until I saw the $7,200/year land lease fee. Located at Tulalip Bay by the way.

Are you encountering many condos with rental caps? If so do you avoid them completely, or look deeper into the covenants and bylaws of the association? Where do you draw the line with rental caps?

I'm actually interested in getting my broker's license. Would love to hear your recommendations/insight regarding the route I should take? Do you suggest I take online courses or are there reputable programs at local schools in the Seattle/Bellevue/Kirkland/Redmond areas that I should look into?

Thank you all for the warm welcome and likewise Ryland, I look forward to attending many more future meet-ups. 

I appreciate the kind comment Michele; it was a great year to be on the water and I'm actually looking forward to possibly starting a paddle boarding business on the side next Summer. I fee like combining my passion for architecture and real estate investing would really allow me to experience the world in a whole new way.
