Is it better to find individuals or work something out with a company to get the remainder of a down payment needed?

Everything I have read said to find the property first and the money will come. However, I assume I have to have investors lined and relationships established.

Where is a couple places to find quality investors?

What should I ask them?

What information should I readily have available to sell them on the property?

Hey BP,


I have been researching the pros and cons of a business partner and I think with my personality a partner would do more good than harm. 


Where is a good place to find a real estate partner?

What kind of questions/topics should we ask each other to make sure that we would work well together?

I have done a couple of residential real estate deals in the past that were successful but I want to move into the apartment space now.

I already have a multi-family building. I would like to get into apartment buildings, that is the commercial side that I meant. Larger multi-family units.

Anything is possible. There are so many factors that contribute to an NOI. You have to be very careful when investing outside of a market that you are familiar with. Not knowing the market that you are investing, i would say that it is possible. You just have to look at the actual, no joke expenses for the next five years. As well as where you can add value. I would first tell you to be cautious when investing outside of the market that you know (your local or state level). But if you are willing to put the time in and study every number and travel to the same property multiple times before buying, there are great opportunities out there.

I have two residential rental properties that I enjoy very much. The time has come for me to move into the commercial market. I believe my niche is multi-family. I feel like giving someone a roof over the head is a great way to give back to the community. I am here to learn all I can and network with as many people as I can. 

My goal is to buy my first commercial property before I'm 31 (I am 29 now.)
