@Greg R. I disagree, I live in SoCal and would love to have STRs here, but it’s nowhere near as friendly of an environment as Smokies. It’s so easy to self manage from a distance, if I can do it anyone can do it.

@Sean Starkey hey Sean, I live in the Inland Empire and invest in the Smokies. I started 1.5 years ago and I thought it was the top of the market and over saturated at the time. I got my 2nd one under contract 3 months later and thought the same thing. Another month later I got another pool cabin under contract and felt the same way again. Long story short, we have 2 Cabins and 2 more being built. Smokies is best pound for pound STR market in the US. Being that it's a great market, it's EXTREMELY competitive. Focus on creating an amazing relationship with an amazing realtor. My realtor is Avery Carl. I wish you nothing but the best of luck.

@Shawn Blake I'd love to STR in California, the state I love in. I STR out of state and self manage, it's so easy in the Smoky Mountains. If you can figure it out, I'd love to know as well.

@Marcus Toal I was in the same scenario. I purchased 2 properties in CLE area about 2 years ago that rented for similar numbers. I sold both this year and was not successful in that market. Hiring the right PM that is not going to nickel and dime you is key

@Joshua Messinger I've had both and the answer for me is STR and it's not even close. There is so much cashflow in STRs that it becomes easy to manage. I've had LTRs that generate $400-$500/month and they were still difficult because there's just not enough meat left on the bone to solve problems. My STRs generate on average $5K net profit every single month. Whenever issues or problems arise, I can easily pay the best professionals to fix the problems. I live 2,000 miles away and manage everything remotely. I can also hire tons of preventative professionals to maintain the property.
