Post: Help! Will asbestos in a rental KILL my ROI?

Our properties are generally older and probably have lead paint and asbestos. I give tenants an official notices on both topics, basic legal ones saying we have not tested but it is likely due to the age of the house. We are in A/B areas and haven't had an issue. That said it could complicate rehabs depending on what type.

Not a lawyer and don't know your state...but I feel like you are using the wrong word here. Descriminate is generally used when speaking about protected classes. So you cannot choose a person based on skin color, sex, ect. However, say you have 10 applications and 5 of them hit your qualifications list (credit, income, criminal history) you can choose who to rent to within that group so long as you are not using protected class as a decision point.

I want to know about any issues so I would not ask the tenant to pay the first ,$100. I explain in the walk through how to change the heater filter, water filter, batteries for the fire alarm, ect. I do tell people I am happy to reimburse for fire alarm batteries twice a year and send emails when day light savings comes around reminding them to change them and the heater filters. I expect basic adult function and have never received a call for a light, clog, or other rediculious item. But people do tell me immediately when there is a leak, electric issue, ect. I say set expectations early and often. If someone calls for a lightbulb tell them you usually buy them at x but they can buy them where ever they like.
