We're worked with similar organizations or placement companies that help tenants in need from various situations (e.g., domestic violence). As long as the custodian company is responsive I wouldn't worry too much.

Do your due diligence and make sure the custodian company is legitimate.

Make sure the previous property management company did their job and communicated a change in management prior to you taking over--along with your contact information.

If they have no done this, they should so the tenant doesn't feel like a scam may be going on.

Just make sure they're away of where rent payments need to go and who they can contact in the future.

That is entirely acceptable. If you're clear about your expectations then that's their issue. Ask yourself, if they're exhibiting this behavior now how will they conduct themselves once they become a tenant?

First time hearing about them. Would be interesting to hear experiences others have had..

The expectation for rent being used to help build credit has slowly grown over the years. However, I don't feel the majority of tenants are considering that when trying to find a place to live. It's more of an added value if they're able to and need to build credit.

In my opinion the quality vendors, tenants and owners appreciate most is timely responses and communication. Additionally, when a problem arises, those problems get addressed and all parties involved are updated.

Being a property manager is a hands-on / high touch vertical. It's important you understand this, be prepared, and expect that going in.

In property management, you're responsible for overseeing properties that may either represent investment assets or hold significant emotional value to their owners, such as a childhood home. Simultaneously, you're managing applicants and tenants, who are often working within tight timelines to secure or renew leases. Lastly, you're coordinating with vendors who want to be paid for their work and time. It will take time to build a dependable and reliable network of licensed professionals you can trust.

Others have already mentioned your options. If it's a recurring issue about heat complaints and late rent, your best course of action would be to find a new tenant. Especially since you've had professionals out there already.

Unless the tenant leaves willingly you'll want to proceed through the legal system. You can file paperwork yourself or as others have stated, hire an attorney.

Typically, you'll want to have a notarized affidavit filed or writ of possession issued and signed by a judge.

This can vary from jurisdictions so if you are unfamiliar with how to move forward it may be best to consult legal counsel.

Legal counsel will typically cost in the low thousands after filing fees, processing fees, attorney fees, court costs, etc. It can be less, it can be more it depends on your situation.

Are you acting as the GC or will you be hiring a GC? You can request a look-ahead schedule from your GC or as Chris stated, create your own to keep track of resources, delays, and other tasks.

Running a business is about being profitable. You wouldn't stay in business otherwise. 

As others have stated, you'll always encounter issues, problems, and complaints (negative reviews) from all sides tenants, landlords, and vendors.

The bottom line? Do you provide a better experience over other PMs in your area? There's always an inherent risk for any owner looking to rent. Regardless of the location.

Communication is key. Keeping all parties notified of anything that's going on. Whether that's through the application/leasing process to communicating with owners and vendors in a timely manner to address anything related to the property. You need to log everything to protect yourself from any liability.

Going back to your initial question--price is subjective. There will always be someone looking to pay the lowest price and others who will pay a premium. It depends on where you want to position yourself in the market and what makes sense from a business perspective in relation to your overhead / operational costs.
