Thanks a lot Michele Wax, Justing Windham I think DBA and the Partnership agreement is the way to go for me. I will do that.

I bought my first rental property along with my partner. Currently, the deal is 50-50. My partner is doing the loan and i will pay him 50% on all the expenses. Once we rent that, Its going to be 50-50 on the profit or loss.

My plan is to get a business checking account in both our name and ask the tenant to transfer the Rent . So we can maintain the accounts.

Looks like i have to create an LLC to open a business checking account. Is there any way i can open an account without LLC? Or is the LLC route is the best route?

Any other option to make this work? I also want to have a legal share on the Property, How should i do that?

I looked around stonecrest and lot of new builders are building in my price range. Looks like the math may workout for my first rental property. Anythought or direction about the Stonecrest Area?

Hi,

I found a Single family home with basement finished and separately rented. Its 1200 each with 3 bed and 2 bath. For some reason the seller is selling that 40k more than the Zestimate price. He says its going to be more than the appraisal value as there is lot teardown is happening and the valuation is not appropriate.

I check couple of other houses in that areas , Those were also overpriced from zillow estimate.   The rental number works out great. its 240K house and the rental potential around 2400( 1200 each). The Zestimate is around 200K.

Any thought would be much Appreciated.

I am trying to buy my first investment, I found couple of offers, though numbers works out,  Couldn't finish that. I was not sure what are the other steps should i take before committing?

Currently I have couple of option around Buford area.  One of them is Duplex, Single Family home with two individual house in ground floor and other one in basement. Both have tenants.

My Question is what are the must have steps should i go through to make sure this doesn't become a liability?

Here is a newbie question, I am trying to find the first deal I am looking all these different areas around Atlanat, I am not able to decide if the neighborhood/Area is a good or not safe area? I am in forsyth for last 10 year and not sure abut other areas, I am comfortable with Cobb county but not anywhere.  Is there a list of areas not safe that i should avoid?
