Hey Abby

I am an out of state investor as well and avoid Monument Property Management! They are the absolute worse and can’t properly communicate. They also  incorrectly promoted my rentals and took them 2 weeks to fix it wrong again 😡 I just switched over to IIP management

Not sure if they cover  Toledo but avoid Monument Property Management! They are the absolute worse and can’t communicate properly, they delayed having my property posted for over a month and can’t do basic tasks. I fired them this morning

@Kathryn Click I recently got my RE license as a side hustle and look for properties and not deal with an agent. It’s a lot of work if you have the time and capital for it. In regards to your strategy it depends on what you want to do. I was looking for multi family but didn’t see much in proper areas. I plan to get sfh to rent out and have it grow in appreciation so I can sell down the line to buy larger commercial apartments. So I have 40k saved up and was looking to buy an duplex or triplex in Philadelphia area but not seeing much that the numbers will work out for me. Should I use that money to pay off my MBA loan (23k) and invest the rest in crypto (Bitcoin, etherium, etc)? Or should I wait and buy an property when I find something early next year? Appreciate any advice

I am buying my first mixed use property where first floor is commercial and second floor is a 4 bedroom. The seller bought the property last year for 80k and selling now for 130k with out providing a sellers disclosure or profit and loss statement. They state the rents go for $1200 a month for commercial (on a 3 year lease) and another $1000 for the apartment upstairs which is vacant. They are selling it because they are out of state investors who are in over there heads. My concern is they don’t have profit or loss statements for the property, can’t provide me with sellers disclosure and is in a bad part of town. What more should I look for from them before I get my own inspectors to check it out

I got my RE license to be my own agent in Philadelphia to get more insights on property and negotiate on my own. I want to find some buyers or sellers to close deals for so I can recoup the cost of getting my license. Any one have tips on what they do to get more leads?
