The challenge you will face with getting lending is two fold. FIrst its you are not in the country but secondly if you cannot provide any proof of income then you will not qualify for conventional financing. You would have to go the DSCR route. 
Being overseas, you may want to look into investing in some real estate funds vs. doing it on your own, where you can still get 8%+ returns and not have to deal with hassle of owning property. Owning real estate whether 45 minutes a way or 4500 miles away is a pain in the ...

Thanks for the response Chris, really appreciate the insight. Will look into the DSCR route. The goal is to build a leveraged real estate portfolio with a positive cash flow so the real estate funds don't work for me. Fingers crossed am able to find a viable solution. Cheers.
