Houses in disrepair sit on the market longer in st thomas because there isnt an easy way to finance these properties.  Also the market isnt as liquid as others.

Construction will cost more. Is it a hurricane damaged house? how much construction does it need?

Insurance may be 1.25-1.5% of the value of the house. taxes are low.

On the operating cost side, electricity may cost double what you are used to.

Just my thoughts.  I live in st thomas. let me know if you have any questions

I have used personal loans to buy cheap properties. Quick and no closing cost.

 Im in St. Thomas.  I have been here forever.  Sargasm is an issue especially for beaches on the southside. it started to become an issue in the last 3 or 4 years.  I know most of the great beaches on St. John are on the Northside of the island.  Maybe thats why you havent seen it as much.

1. Mexico is like the US; it's not a homogeneous market. It's not anywhere that you can get such returns but you're most likely to get them in beach resort areas and there are many. If I'm not mistaken, your market is more upscale than the Riviera Maya, where Tulum lies. More comparable markets would be Baja Sur or Puerto Vallarta - Riviera Nayarit and there are others.

3. There are several reasons for the recent drop in visitors and some drug-related violence might be one of them for a few people. However, there has been no widespread killing of Americans over the last 5 to 8 years so I'm not sure where that comes from. Think about it, that was the case, Mexico and the area wouldn't be breaking visitor records and people (the majority Americans) wouldn't be coming year after year.

4. It makes sense that you'd need more convincing given what you mentioned. Mind you, my comment was more about finding out about that affirmation that the USVI would be more profitable than Mexico because, if that was the case, I'd be interested in checking out the USVI market. This being said, both Tulum and the USVI share the sargassum issue. Not sure about the situation in the USVI but it's been hitting Tulum for years without really affecting tourism. The recent previsions for 2023 don't look good from what I've read and I'm concerned that would start to become a real problem.


 I am in the USVI and yes Sargasm is an issue here.  It has not affected the tourism tho.  It seems to be getting worse every year
