Are there any vacation rental property management in San Diego area(Southern California). Also, what are some of the tasks that the PM do upon hire? For example, if I have a AirBnB and have daily clients that check in & out 7 of 7 days, can a property manager maintain this? Provide a cleaning service, take keys, check people in and check them out, at a reasonable rate? Arthur Voskanyan

Does anyone know of any good residential real estate property managements in San Diego, Southern California area. I have found one, but does anyone have any experience and recommendations on a business to use? Perhaps maybe provide a rate and the work they do? I’m referring more to are there any vacation renting property management as well. Do they do cleaning services and have sets of your properties keys? Also, can they check clients in themselves as property managers? Do they evict as well as handle finances? I mean I would think there are vacation property managers available for investors? How are HELOC’s on investment properties? Are the LTV the same up to 80%? Is it lower on Investment Properties? Does it really depend on your Credit, other debt, DTI, are mortgage companies stricter on giving out loans on investment properties rather than primary residence? Or is it just as common? yes, 95% is much better. But I wonder what is the average lenders give on equity? I heard 90%+ is tough to get. And 80% is more common

If I own a home clear and free/paid off, and it’s appraised lender value is $400,000, how much home equity or HELOC will I get based on this amount? Are lenders lenient with a high percentage of 85% of my $400,000 or will they give me much less? How about a hybrid HELOC with a secured mortgage promissory note? Thank you, Arthur Voskanyan

Roy, If I own a house worth $400,000 and it’s paid off free and clear, based on 65% LTV, a lender will loan give me $260,000 max loan amount??? Thank you,
