Quote from @Joe Villeneuve:

Do you know why you are asking this question?  Because you are trying to make a decision based on percentages...which tells you nothing.

Ask yourself the same  question, but substitute the actual numbers with dollar signs in front.  I bet you won't need to ask that question ever again...at least the way you phrased it.

Would you formulate a higher percentage on lower ARV properties that need a fullGut. I know fullGut cost 60$ per sqft usually.

Say ARV=185,000$ (sqft 1,826)..If I were to do the 70% rule. Than 185 x .7 - 109,560$repairs - whole fee, would simply not make sense for the seller.

I was thinking a better percentage  would be at least 84%-90% minimum.
185 x .9 - 109.5 - 10k(investor profit) - 10k(wholesale fee) = 37k MAO. I would assign property for 47K. Does this make sense ? I could use feedback.

185 x .9 - 109.5 - 10k - 10k =
37k. Not sure if I’m analyzing right. & is there even a need to add investors profit in my equation ?

Which formula is better ? When should you use either or ? I’m confused on which formula is the correct one to use when wholesaling deals to buyers. From my understanding 70% rule leans more towards cash buyers ??

Quote from @David Ramirez:

Yes, if it's a distressed property I still do the 70% rule, if I like the property I flip it if not I wholesale at 80% ARV - Repairs.

Thanks man, you’ve helped me gain some clarity in the way I think about MAO

Quote from @Eliott Elias:

It is all preference, in a bull market the 70% rule is unlikely. With this climate 70% is the standard.

Interesting. That helps me out a ton believe it or not.

Are we still sticking to the 70% rule when analyzing deals ? Or are we using a different formula ?. I’m also in the PNW,  so I’m not to informed on the best method to use in this part of the market.

Thoughts/Opinions on using USDA Loan to flip/sale home. Good place to began as a flipper ? I understand you must wait 90 days, but I’m still not to fond on if this is even a possible route to take as a entry level fix/flipper.
