@Stefan Tsvetkov my apologies, you are correct. What I should have said is that the rent control board meets only when complaints are submitted, which is rare. Rents in Passaic from what I know and have heard, are stable. 

This may change soon as 1 new school will be open on Main Ave (downtown) in the fall and 4 new schools are being built currently slated to open in year 2022. This could attract new families to the city.

@Joshua Goldberg I live in Passaic and own 3 properties there. I agree with @John Errico regarding Passaic in Passaic County. In fact, I would say it's a up and coming area with major economic development coming in the next 5 to 10 years.

Asher, you can contact the Delgado's in Passaic. They've done landscaping for my church in Passaic as well as my private property and they are really good to deal with. Google them.

@Dawid Surowiec, in NJ you have to give tenants 30 days written notice before starting the process to evict. Read this carefully

I live in Passaic as well and there's several things going for it.

1. Route 21 straddles it which leads directly to Route 3 (Lincoln Tunnel) or Route 46/80 (GWB). You also have buses and a train station which provides easy access to NYC.

2. The schools in Passaic have vastly improved in the last 5 years as demonstrated by improving test scores, graduation rates and AP course participation. Plus they are opening two new high schools next year. That's a huge draw for families.

3. Rents for a 2 to 3BR apt vary but you should be able to get $1,200 to $1450/mo especially if your property is closer to the park section (Passaic Park).
