Chanelle Henry I like your spirit! Times are tough for you and your fighting strong and reaching out for help! My opinion is that you should partner with a developer for ongoing residual income. I have a partner Alexis Miles who may be able to help. She specializes in getting land zoning approved in Philadelphia for highest commercial use then find/ partner with developers to build commercial property. Creating a win win for both. You provide land, they build and split profits accordingly.

What is a good resource for me to find out/ learn what permits are required for my gut rehab. And at which states the permits are required? What's my exposure if everything was not properly permitted? It's a 3bed 1.5 bath row home in North Philadelphia. New everything plumbing, electrical, windows, roof... full rehab.

Any good / affordable insurance coverage companies out there that will cover my full gut rehab property during renovations? Any suggestions/ comments/ advice is welcome.
