I would register an S Corp in Wyoming for the agent on the Texas llc. This way is someone sues you it would be a game of cat and mouse.

I would help her seek the agencies which help tenants in her case. They may pay her entire back rent. Some require paperwork supporting she's going to be evicted before they help. Although this women is elderly, how many bedrooms does she have? Maybe she could enlist a roommate/ nurse aid deal who could help pay 1/2 the rent? I would give the tenant more time. Maybe set her on smaller frequent pays until she caught up. Assist her in finding another rental cheaper...

That's a great track record. MLS is good but have to constantly check it. Networking with other active agents is good. Sometimes they will have listings that they prefer to sell themselves for more money in there pocket. If you speak the right lingo while networking you may find treasures. I just moved to Texas from MD, DC, VA areas. Still my home base but both areas have great investment opportunity. I just need an investor.

Lets do a deal together. I have a great deal on the table. I don't even want a 50/50 split, Im not run by greed. I just want my first crumb of pie so I can hit the ground running. This has been a long time coming and I know this opportunity will be financially beneficial to you... Will be another means of income to add to your portfolio as well as mines.

I figured the stats were low. We should invest in Abilene? I was owner of night clubs back in Washington, D.C. Things were great.

Where is the fun? Most of these bars are empty and dark like a "hole in the wall". I relocated here from Maryland. I love being in Texas. I am use to different activities around town. Maybe a game room, pool lounge, busy bar, or night life. There are some franchises for fun, where the inventor is out of Texas. Although the population numbers seem low and most wont build here, It remains a need for it. I would love to develop something great and watch how we reel in the crowds that are looking for fun!!
