I'm still working on my team,  have definitely learned alot this past 12 months.   Agents, attorney, CPA, contractors, sometimes its like trying to herd cats!  Working on my 4th flip in Geauga county and exploring buy/hold options.  If you want to get together over coffee and explore how we can help & support each other, I'm all in. Hi Jim,

Welcome to BP! I'm a rookie flipper in Geauga county, mostly Chardon area. I use mostly Amish crews on my rehabs, and probably the only licensed Amish electrician in the county! I also made good contacts with the Great Lakes REIA, you may want to look into joining. Lots of good education too, but like the others said, there are terrific learning opportunities right here on BP. Also good networking. If you want to meet sometime for coffee, I'm right up Rt 608. Thank you John, that is all very good advice. I have had a couple of 'deals' sent my way only to find (when I did just a little due diligence) they were nuts and over estimated ARV and underestimated the rehab costs. Or they were in a not too great area saturated with renters. (I only sell, no buy and hold, at least not yet). and thanks, I do follow James Wise and have learned a lot about investing in the greater Cleveland area from his posts and comments. Thank you for taking the time to respond!

Not sure if this is the place on BP to ask, but I've joined GL REIA to network. I need advice on how to locate wholesalers in the areas I want to flip. I'm finding limited deals via the MLS but I have a good lender and could be doing more if I had more leads. As a rookie (less than a year at this), any advice is appreciated.

Hi Michelle,

Welcome!! I'm a newbie myself.  I flipped some personal residences a few years back and enjoyed it.  We moved to Chardon last winter and I decided to try RE investing  as a business.  I'm on my second flip and it's going well.  There is a lot to learn, so read, listen, ask questions and see if you can find a seasoned investor who'll let you tag along, or take out for coffee.  Networking is really important because every RE deal has LOTS of components and people involved.  Join RE groups.  And not that I'm any position to give advice, but in my short year I've watched some fellow investors get into trouble with some properties.  The two biggest mistakes were not doing their due diligence on every aspect of the deal, and LOCATION.  As the saying goes, you can put lipstick on a pig, but it's still a pig.  If you ever want to chat or meet for coffee I'm here!  Good luck to you!

I've owned a retail and a public safety business, but now have the opportunity to start full time in real estate investing.  I'm absorbing all the education/learning that I can while I set up my business & work on my business plan.  I'd like to rehab and both flip and hold properties, depending on the market.  I enjoy networking and helping others.  I'll be looking for deals on the east side of Cleveland, Lake and Geauga counties.  I also need to develop a great team - contractors, realtors, lenders, etc.   Just linked up with a good attorney and accountant and looking forward to building a successful and rewarding business.
