Hello! I'm wondering if anyone has come across or has a reference any HML that lends in Phoenix AZ, who actually lend 70% or greater ARV without the LTC or LTV kickers of 80/90, true 70% percent financing?

So after being strung along by a local credit union for 3 months my long term financing fell through on my fully rented and rehabbed mixed use commercial/residential building. Now I am in need of someone who can provide a true DSCR loan. Every bank I have talked to so far wants to include my personal income in the cash flow. This is a 2 story building with apartments upstairs and retail shops downstairs. NOI is $3500/month currently although it was only $3100/month officially for the last 12 months as all of the upgrades were not complete and it was not fully rented until August of 2024. I have a SFH investment property that currently has no mortgage. It just appraised for $300k. I tried to do a traditional cash-out refi from my previous lender and because I am self-employed, my W2s showed some business losses which skewed the debt-to-income past their acceptable level. I have great credit, verified income through bank statements, and cash reserves.

Any suggestions on whether or not Hard Money, DSCR, or anything else might be a better fit? Thanks!

Would anyone have a sample template of a proposal that you've used in the past that goes over how your structure a deal with a private money individual?
