@Ron Carlson a lot of people use listsource.com and reisource.com. Also, I think any list you buy is going to have some issues/errors/old data. I haven't run across one that doesn't have some percentage of XYZ issue.

@Jason Kaufman If you walk to the table with cash, I'm pretty sure it can come from anywhere...... now some lenders I've worked with will require documentation (if they allow it at all) when money is "gifted" or exchanges hands prior to sourcing a loan on a home.

@Tom Keith I think it's going to largely depend on where the land is in relation to a demographic of people that will need that type of housing. If the acreage is in a community supported with jobs, schools, etc, and there are other similar-kind of housing in the area, then it may work. If it's in an area where the only housing in a 20-mile radius is mobile homes on 2 acre plots, then that type of housing may not be in demand.

@Kendall Bond are you talking about syndicating to build up a cash-position for acquiring real property? I believe 2 weeks ago the podcast had a very good portion dedicated to this topic, you can find the podcasts under "Learn" in the menu.

In most cases you will have to disclose to sellers you work with that you are an agent licensed in the state of TN. This is usually the only requirement so that you are not mis-leading the people you work with. A lot of folks will tell you that it's a great thing to be an agent as well as an investor. My business partner is one, and she finds it to be very useful. Not everyone will, though.

@Steve S. welcome to the team. There's a ton of stuff on this site, probably should start under the "Learn" tab and read the free beginners guide (Depending on your existing knowledge). I think there is a DFW BP meet up on the 20th of this month, so be sure to come to that and network. Look forward to meeting in person.
