I have a current rental that I have more than 50% equity available. I'm having trouble trying to find ways to tap into it. My current interest rate on the loan is 4.25% so I'm not exactly interested in a cash out refi and want to know if anyone has thoughts on better ways to tap into that equity. Appreciate the help and look forward to the responses.

Sandy,

My in-laws just finished major renovations to their home in West Cape May and have met with many of the local contractors. 

I will tell you, for the right job, Burke Builders was very professional and did a tremendous job. Without knowing your goals, I assume you're looking to keep costs down for profit margin purposes. He tends to be expensive and may not be the best option.

Also, my in-laws met with 4 other local contractors and each was competitively priced with Burke (albeit, less professional). This leads me to believe all contractors in the shore area are most likely "expensive" by comparison.

I'm looking for recommendations for a window repair company. I have some windows with broken parts (locks and track tabs) that need to be repaired. 

The house is in the Deptford Area.

Although multifamilies are in many areas throughout Gloucester & Camden Counties, there are fewer sales in each municipality, and county for that matter, in comparison to residential. The best approach for finding comparables to: 1.find 3 that bracket the subject's value contributing factors (GLA, room count, amenities, etc), 2. Start with every multi in the last year in Audubon then continuously expand the search by one mile in Camden County (and ignore other municipalities that do not have similar marketability and appeal), and 3. don't get hung up on finding the perfect match.

I recently flipped two properties and have a third that is in progress. There is a lot to be gained in this township and it requires good analytics of where you spend your money. I will warn you, if you purchase in Deptford, pay close attention to the CO requirements. Deptford is working to improve the overall appeal of their town and have a very intricate CO inspection. They have a list to follow so the inspection will go smoothly and I highly suggest you abide by it. Let me know if you have any additional questions!
