I feel as you could go to less expensive areas, but collecting rent will be the challenge hah.

@Cristine M. Depends on the garage currently and if you want to expand it or not. Let's say the current Garage is 400sqft and you decide to not add any additional square footage, you would spend on the conversion with fees and all about 70k to 90k. If you decide to add 200 more square footage and create a 1bedroom, you will be looking at 110k to 130k in cost. An ADU can bring anywhere from 1100 to 1500 a month for a studio and a 1bed you could push for 1600 to 2200 depending how nice it is. I personally myself did a Studio. The whole process from initial plans to finish of construction expect 7-12 months.

@Cristine M. I assume anyone wants to buy a MFR to obtain cash flow each month and hopefully gain appreciation in the property. With 50k you will not have any cash flow with purchasing a MFR in LA. Buy a SFR and make sure it has a good enough garage to build an ADU. The ADU will bring you cash flow if the numbers align.

50k down for a MFR in Los Angeles is not enough. Look into SFR first.

I know LA county takes two years to respond and approve or decline a subdivision. I believe it will take you easily 1 year to get any approval on subdividing. Also, you will be spending a lot of money to even get to that stage of getting the approval. Not sure what the that cities fee schedule is like..

I finished my ADU in Glendale 2 months ago. Came out really nice. The whole process from initial design to finish build took 10 months. My ADU was hillside but on a flat land, so extra engineering would have to go into that if it is a slope. I have a great architect and contractor that did it all for me. Let me know if anyone needs info to them in the LA area.

@Rick Albert survey?! That is crazy. Simple ADU is being built not a 4,000sqft home hillside. What did you end up paying for permit fees?

- 120k was if I did the 600sqft garage conversion with adding 200 sqft. I am doing a garage conversion no addition 400sqft. My cost with fees and all is going to finish at 60k to 68k.
