@WilliamRobinson @Scott Fricker. Why do your two companies just stay on the Missouri side in Property Management? KC metro does not seem that large. Is it licensing, cost, no employees live on the Kansas side. Just curious. I live in Johnson County and currently have one investment (accidental) property in Minnesota, but have started to do my homework and looking in the moderate term (6 months or so) to invest in the KC metro.

p.s. what cant't I get the @name to work. LOL

working with under 50k can have issues. I just refianced a property of mine for 40k. The bank wanted 25% equity along with a 6 month reserve and last 2 years rent history, with all the supporting documents. My original bank, would not refiance because they got out of the secondary market.

You are correct, Jackson County has some very attractive places as well. There is a few cities that seem to continue to grow. I know long-term I will have to venture out of Johnson County, but to begin with, I am going to stick with the area I know the best.

I know you are right, the key is buying at the right price, and sometimes, the properties I'm seeing being purchased amaze me at the price they bring.

@Tony G. I think you are right. I live in Johnson County and the value of appreciation would be a good benefit living here. I have just started looking at some Johnson County forclosures. I have also looked at KCK and KCMO, but a little worried about some of those areas. I think long-term I may venture into those areas, but for my first few, will stick to Johnson County.

@Engelo Rumora thank you for the welcome. Just starting look for my first "real" single family rental property. Need to learn more before I do, and BP looks like the place to gain the knowledge to become successful.
