Pull up Zillow, then you can pull up agents that are doing 30+ deals a year and start calling them. When you get them on the phone setup a time to do a zoom call, see how they do business, who the connections are they have, and if you get to know them through those conversations and feel good go meet them in person. This would build a great team and build up the people out there and around you out there (even with you not being there). That builds a great team and gives you a ton of trust with those people, and you trust them by building it that way.

So far that's what I have noticed about the more affordable areas around AZ. Im open to do a condo/townhouse outside of the greater PHX area as you mentioned while I get more experience. Thank you for your advise!

We do a fair amount of investing in Arizona and it's been good to us. We have three on the books right now that we will be passing on to investors. What kind of property are you looking for?

Hi Mike, thank you for the reply. I would like to start with a small flip or rehab, preferably between 250-300K purchase price, while I get more seasoned and rise more capital.

Post: Primary residence HELOC for a new primary residence down payment

Hi, Im in the process of having a HELOC opened on my primary residence (Property #1). My plan is to move out in a couple of months to turn my primary residence into an investment property and use the HELOC for downpayment for my next primary residence (Property #2). Question, would I have any issues on doing that, considering the HELOC was applied on a primary residence (#1)? I already talk with the HELOC agent and for them it wouldn't be an issue as long as I don't sell my first property (#1); but speaking with my mortgage lender (for property #2) they told me I wont be able to get a primary residence home if I have that HELOC (primary residence terms) opened for less than 1 year.

Any thoughts on this?

Hi, I would appreciate some of your wisdom to make my next step. I have a Condo (first own property) that I bought through a conventional loan, lived there for 2 years and now I'm ready to start renting it. For my next property, I would like to do it on a different way, without having to live in the unit. Do you recommend using a HELOC for the down payment of my next property? (Trying not to use any cash). Thank you in advance
