I will be living in one of the units and was told that that only 75 percent of the rents can be used for FHA and it has to cash flow with only using 75 percent of the rents to use FHA. So i cant do the 3.5 percent down. Since its more than two units they are not even asking for my DTI. The reason they are giving me a hard time is the down payment is not over 25 percent. I have not tried having the seller finance a portion of the loan but that might be a good option to try. How does the lease purchase option work ?

Hello, 

I have found a triplex( In California) that will cash flow and is exactly what I have been looking for, the problem Is I only have 15 percent for the down and traditional financing has been difficult. Any suggestions ?
