Hello BP We are searching for our next project and are in need of an agent/broker that can help. We are searching for a small multifamily property 8-12 units in the greater Tampa area including Brandon, Temple Terrace and St Pete. We are looking for a garden style 2/3 floor property. Also if there are seasoned investors seeking cash investors for larger multifamily projects 30+ units that are willing to take on and mentor us as we transition from SFR to multi family please PM so that we can set up a phone call ASAP. Hello BP

I need help. I'm reaching out and meeting with several community banks in order to build a long term relationship with a portfolio lender as we expand into larger multi-family assets.

@Brandon Turner has mentioned either in a podcast or in a blog post steps in creating, and what to include, in a "Loan Apllication Kit" The objective is that it help us getting loans approved faster, establishing credibility, demonstrating professionalism and that our company is well organized.

Can anyone help or point me in the right direction?

Hello BP Cultivating a positive mental attitude is essential, imo, to live a life which you are fulfilled mentally, physically, spiritually and financially. My positive mental attitude has helped me through some of the biggest challenges of my life, I fiercely protect it by carefully choosing what I expose myself to. One of the reasons BP is so great is because of the underlying positive and helpful tone the community has. Like being at a home game. Thanks BP I am truly grateful. How does one go about blocking someone if you do not want to expose yourself to anything they have to offer? One of my keyword searches, which is one of the tools I most value on BP, attracts a member who's thoughts and insights I prefer not know as they are long winded, consistently negative and many times incoherent. Thanks a bunch!

Thanks for the input guys. @John Thedford makes some great points. I spoke with some really smart attorneys on my team today. Basically because we do not have and edge in this market, in terms of having good contacts at the city tax collectors office or with the City's Planning & Development office its best we focus on a market where we do have those contacts. This way the strategy is not solely focused on collecting the delinquent tax but also a potential bonus upside if we do foreclose on what seems to most like an undesirable property.

Can any tax lien investors share what criteria they use for their investments. I'm meeting with with our attorney to discuss some diversification options. We have never invested in liens before. We are in the Tampa area market.

My question is not one of what your opinion is , my question is of the LEGAL RAMIFICATIONS for a property owner, providing an unsafe rental for tenants, by way of 2nd hand smoke from a  prior tenant.

YES I CHECKED THE LAW BOOKS IN THIS COUNTY, theres nothing there for 2nd hand smoke due to the fact that it is rarely and barely ever used in legal discussion 

 LOL

I'm going to follow this discussion as this guy is sure to be entertaining. 

Con: Inability capitalize on the tax benifit of having a loan. Ex: mortgage interest write off.
