Hi Nick, I used to be an AirBnb superhost a few years back and while I've transitioned to long-term rentals, here's a few tips I've learned:

1. Make the check in process as easy as possible (ideally a key code attached to a video camera doorbell) change the code for each and every guest, but invest in a lock that allows you to keep a code for cleaners and another for repair people — this way you know who is in the house.

2. Help the guest feel welcomed, a few bottles of cold water go a long way, along with some individually wrapped snacks.

3. Don’t bother with an obnoxiously long house manual, make simple labels for the confusing appliances and keep them nearby. If you can’t tweet it, rewrite the instructions.

4. Lastly, invest in another keypad for one closet door so you can keep all your cleaning supplies and other extra items in one place.

Hi Nikhil, I'm a big fan of Bronxville and the nearby area of Yonkers (lovingly referred to as Bronkers or Yonxville haha). I've been living there for the past 2 years and ready to make a move to another co-op in the area. The problem keeping many investors out is the strict co-op boards, which are (slowly but surely) changing as more young people join these buildings and create by-laws that are a little less conservative. Happy to answer any questions you have on the area, I agree it's a somewhat hidden gem given proximity to the city and overall quality of life.
