My very first assignment, in October 2018. Seller wanted to sell property with tenants already. Seller's wife had a retraining order with him the Seller. Tenants were Wife's friend, due to the retraining order seller couldnt talk to wifes friends the tenants. Tenants would not cooperate to let us property, so property was being sold BLIND at 50% retail price. Cash buyer agreed to buy my rights to buy property for a fee knowing the tenats where there and couldnt see property from inside. Buyer asked seller to start eviction process for tenants, seller did so weeks before closing. Tenants began a lawsuit to buyer in July 2019, for inhabitable conditions(mole, water leaks, no screens) & breach of lease agreement saying they had a one year lease not month to month. Seller provided a lease agreement which was month to month. So Im looking for an attorney to help relieve us theh LLC/assignor.

I have a seller who has agreed to sell property at a discount, however he has to turn self in to authorities because of domestic violence, I believe with in 20days to do so. Doing business in Southern California.

Will hard money lenders pay the wholesale finder fee? Also would traditional financing pay that fee?

Do I need an additional addendum to the agreement of assignment addendum? 

So I can put my terms, such as a non refundable deposit, rights to the contract if assignee fails to perform on C.O.E, rights to communicate with escrow agent after assignment.

Im not a realtor, new investor.

Any escrow agents in SFV, California whom are familiar with assaignments
