I'm a recent Pro member and I've been analyzing lots of properties trying to find the best deal. I love the tools offered. However, is there any documentation or tutorials that teaches us newbies how to read the projected data. I only know from a few webinars that I need my CoC ROI % to be above 8%. But what does that really mean? What does any of those percentages mean (pro froma cap rate )? Not the definitions but in layman's terms. I want to know what these numbers and percentages mean or should mean to me. I would like to know what a good threshold/range is. Just have a better general understanding of what I'm looking at so that I can explain the numbers to someone else.
