Hello BP,

I am eyeing a 40 acres raw land property in Houston ETJ which presently has ag exemption. My question, is how much does it cost to bring utilities to the property and where to find this information for an approximate cost. This property would be one mile from grand parkway 99 and i see there houses nearby and each house is in around 2 acres to 3 acres land.

HI All,

When properties are bought through tax foreclosure in Texas, these are redeemable in either 6 months or 2 years based owner occupant or non owner occupant. When the actual owner of the property redeems the property after foreclosure auction (by paying foreclosure amount + 25%). what happens to mortgage on the property and other liens like hoa , mechanical etc. are all those wiped off and if owner responsible to pay those after redeeming property ?

Thanks Eliot Elias for the reply. We still see quiet a good number of properties in mortgage foreclosure and it is a bit unorganised over there in harris county. what would be the max price investors bid on properties in trustee sale .. is it 70% of the ARV ? do investors go beyond this during bidding in general ?

I have been to the auction house and didn't see things very organised unlike tax foreclosures. i would like to understand from experts who have won few houses and your experience in handling them. i have got a list from foreclosure websites and working on running title search on few of them for now. let me know what are your best experiences and strategies and what to expect on the purchase price vs ARV.

we have FHA inetrest rate of 3.5 % from 2019, i have buyer looking to assume the loan with 650 credit score. i am looking to get answers for the following questions

1.) Does same interest rate gets assumed and how long does the process take in general in texas ?

2.) for the remaining equity, can he take second loan like Heloc or any other preferred option ?

3.) He has primary residence with conventional loan like 20 miles away from my place and he is planning to rent it. does it have any impact on closing or loan assumption ?? this is my first time dealing with FHA loan assumption. excuse me for my basic or dumb questions.
