I would have to agree with @Twana Rasoul on this one.  Unless you can move anywhere in the US without restraints.  If this is the case find a location where you would like to live that is affordable and put money some money down on a primary residence, then used the rest to buy a multifamily. 


My first will definitely be in LA maybe duplex or triplex but its so hard to cash flow around my area, ( Valley/Northridge)

I would love to invest in LA area but it's impossible to Cash Flow specially with rent control. Where around LA area do you think would be the best to invest?

Hey guys,

Lets say you have 300k cash, no debt, no mortgages and you live in LA (valley area). What would you do? Invest out of state? Would you aim for appreciation or cash flow? If LA what part of LA?
