What’s funny ( not really) is i sent her a notice yesterday that i would be coming into the unit to inspect a leak (which is true ) and she’s said to me quote

“If you want to inspect you have to tell me from before you just don’t come like that anyways I am not available tomorrow let us make it a time which is convenient for both of us. I will be home next Saturday.”

I still plan on coming in to inspect. I think she forgot who’s house this is! As long as she was given 24 hours and entering during reasonable time I’m able to enter for inspection repairs an i right?

I’ve gone ahead and filed a civil suit. But she doesn’t know i did. I may try and use that as leverage though. 🤔🤔

Times are different in 2021. Pre covid i would March right downtown and file in a heartbeat. But because of covid 19 courts have paused all evictions

She hasn’t assumed that the deposit goes to rent. She is strategically with holding rent in order to pay for her possibly moving to another apartment. The security deposit would cover January’s rent and half of February’s rent since her lease ends the 15th of Feb. But that would leave 0 dollars for the repairs needed downstairs which from my last inspection would be close to $500

Thanks for the advice. I do have a security deposit from her which i intend to use to cover the missed rent. I’ve already served her notice a non renewal letter back in December so come feb 15th hoping she leaves so i can get quality and respectful tenants in the first unit.

Hey BP

I own a rental property here in Newark NJ. I inherited a tenant when i purchased this rental in April 2020 and her lease ends February 15th 2021. She has paid on time every month but recently she decided not to pay for January 2021 since she plans on moving ( but not sure if that’s true) at the end of her lease. She’s ignored all communication and refuses to answer calls/ text/ and she resides downstairs since this is a house hack. Her reasons for not paying are non covid related. Ive attempted to file with the city non payment of rent but courts aren’t filing cases at this moment. What are my options for this situation??.

Btw If anyone has property in north Jersey aswell let’s connect since I’m sure landlords are all going through it.
