Post: Best Commercial Online Rent Payment Platforms

Looking for recommendations for an online rent payment/collection platform. Right now all of my tenants are paying by check. We have less than 20 tenants (all NNN) so I don't really think I need to switch from Quickbooks @ $60/mo to something like Yardi Breeze @ $200/mo just to be able to accept online payments. Thinking it makes more sense to use a cheap solution that just handles payments, and I can handle the CAM reconciliation at the end of the year. Thanks in advance for your suggestions!

Hello - I recently inherited a triple-net shopping center with 6 tenants a few months ago. I have been spending a lot of time getting to know the tenants, the leases, etc. Anyways, one of my long term tenants (been in the center 11 years) paid his rent late this month. When I discussed it with him, he mentioned that he has a lot of bills coming out on the first, and that later in the month is better for him. 

I spoke to my attorney about writing an addendum to the lease to change the rent due date to the 15th instead of the 1st, and I am considering giving my tenant the option of paying for the attorney to draft the addendum. My question is: even though it doesn't really make a big difference to me whether I receive the rent on the 1st or the 15th (as long as I actually get it), would you recommend for or against changing the lease agreement to accommodate a tenant in this situation?

Hey Bigger Pockets! I'm excited to have found this community.

About me: I'm currently getting my PhD from Georgia Tech in Machine Learning (this is a branch of artificial intelligence that teaches machines to learn from example / data). My background is in using these skills to help businesses do all sorts of advanced analytics in a variety of settings such as manufacturing, supply chain, retail, automotive, finance, and marketing. 

My goals: 

1) I'm very interested in figuring out how to leverage my analytics skillset in real estate. With the right data and the right questions, there's an opportunity for competitive advantage. I'd love to pair my skills with someone who has domain expertise. 

2) I want to start buying multi-family and / or commercial property. I own a condo in Midtown with a decent amount of equity built up that is cash-flow neutral. I think I could put this money to better use.
