  • Unrestricted Areas & Mobile Homes:
    How can I determine if a piece of land is in an unrestricted area or suitable for placing a mobile home?
    • The zoning office suggests reviewing the zoning ordinance, but the course didn’t cover zoning assumptions in detail.
    • What’s the best way to verify zoning suitability and double-check zoning information?

2. Zoning Ordinance Exceptions

  • Some properties in the target zone don’t meet the minimum lot area or width size requirements under the zoning ordinance, yet houses exist on smaller-sized neighbor lots.
    • How could these properties get approval for development?

3. Reliability of Regrid Zoning Information

  • Is the zoning data provided by Regrid accurate and up-to-date for development planning?
  • What are the best methods to independently verify zoning and land use data to ensure compliance with local regulations?

4. Land Use Codes and Building Feasibility

Make sure you check any HOA or development restrictions. Had a client who thought he had a deal of a lifetime. He checked everything but the HOA/development restrictions. Long story short, he ended up buying a worthless piece of land.

Not saying this is always the case. But properties typically end up in the repository list for a reason. Finding a deal on that list is challenging.

Hi
I have found lien-free, profitable, and buildable parcels of land from OTC (Over-the-Counter) lists in Pennsylvania after two months of thorough research. I conducted title searches to confirm there are no liens and double-checked with the county to ensure there are no outstanding debts. Additionally, I verified that the parcels are buildable and analyzed competitive market prices, which suggest high profit margins.

However, as this is my first time pursuing such an investment, I am uncertain about how quickly these properties can be sold after purchase. To avoid any missteps, I am seeking an experienced partner to help double-check my findings and potentially invest together. Thank you!
