As you can see the current business is a computer repair shop. my initial thoughts where to convert the area into a small cafe. I'm not sure what the costs would be to buy equipment and bring the place up to code. The loft is gorgeous so I'm not sure what else i would need to do to improve it. I plan to take a closer look at it this week and do a walk through. If I could find a tenant that would rent the loft and run a business in the bottom that would be even better.

I used to live down in Biloxi. After Katrina that area blew up with new business. If I had the money to invest I'd go for it.

I'm running into a similar issue. Hope someone gives some good feedback. Mine is just a single loft apartment and a vacant business front. Well....

ok so here is the dilemma. In my town there is a property up for sale. It's located right on the main street in our small town where there are other similar buildings. The downstairs is a business front and the second floor is a super upgraded two bed one bath 1200 daft loft with no current renter. I've been interested in buying it and leasing the business area and renting the loft. The problem is they want 119900 for the building but the business currently there is closing and there is no one renting the loft. I need advice on where to go with it. In my head I feel I could easily get a renter to pay $600/month for the loft but finding a business to lease the bottom is a little more difficult. With a conventional loan I'm looking at a $800 mortgage. Depending on zoning I've also thought about just rehabbing the bottom to be another apartment but of course that would cost a substantial amount of money. Any thoughts?

I've been reading many of the forums including the one you linked. I've been soaking it in like a sponge. I hope to use this site as a means to answer a lot of questions I have. Of course I will ask more to fit my specific situations as they come up. I've made it a goal of mine to invest in property when I moved here a little less than a year ago. Since I just bought my first house as a primary residence I felt like the only way I could get funding to invest in buy and holds is to wholesale. I have decent credit but I just would like to get off the ground using as little of my own funds. I have a degree in business admin so I feel my book smarts are there but the street smarts and the knowledge to make things happen are still a work in progress.

hello everyone! im brand new to real estate investing. im interested in getting into wholesaling for starters. ive been reading the forums on here and find them to be full of good info. if anyone is in the fort dodge area and is in the business id love to have mentor to show me the ropes.
