Hi there,

From what I've seen in my market here in Germantown turnkey properties in popular Metropolitan suburbs have a tendency to be overpriced and to potentially have some real pitfalls. The best deals I've seen here have 1-3% COC return once all expenses and average vacancy rates are taken into consideration. It's pretty pathetic. You're better off putting in the work to find a good deal.

i'm curious to know this too. If they are, let me know if you come across any that look like good deals for a buy and hold.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). You can Google to locate them and go to meetup.com

Consider checking out HUD homes for small multi's owner occupied gets first crack.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.

 Wow, that's lots of good information.   Since you brought it up...I've heard about controlling property and I'm not understanding it.  Is it something like owning a lien against a property?

Usually all the "moving pieces" come together on their own once you start taking action. You could analyze some neighborhoods. Next step, you find a property and then throw out your offer! It'll all come together. :-)

I am interested in buy/hold and flipping.  It seems like there are a lot of strategies out there, and while they seem great I realize I can't "do all the things" at once.  It looks like flipping is a good way to build a war chest and buy/hold is good for cash flow.  I read a few of your blog posts and have already found valuable nuggets.  The article "You need a team for success" touches on one of the core reasons I joined this site.  I've looked at some properties in Baltimore city which look intriguing because I could afford them with cash but given the areas they were in and their condition I couldn't identify an exit strategy for the property that was likely to make me a profit (probably due to my newbie-ness).

My name is Arielle Gutierrez and right now I'm an IT and Financial Business Analyst/Project Manager for a large alcohol retailer. 

I genuinely enjoy learning new things , directing my own workload, and contributing to the greater good . 

I'm one of those oddballs that gets a kick out of hard work and sweat equity.   Some days I sit in my cubicle and watch the construction workers across the street with envy because they are moving, thinking, and building something tangible.  However, in the long run a job is a job and I'm working to build cash flow.  

I haven't done any deals yet because I'm not quite sure how pull all the moving pieces together. I joined Bigger Pockets to seek out the professionals that have that wisdom and to join a community to ask questions and return the favor to newbies as I gain experience.
