1st is a 1500sq ft house down the street is $1,675. 2nd is a 1100sq ft house at $1,470. Both with pretty cost effective rehabs

 there is 100% termite damage in the unit, that is what is under the weird temp patch. it looks like the window unit got a lot of water there, too that probably made it worse.

I actually have 2 rentals in this same neighborhood and live on the same street as this. It's a fantastic deal. I the ARV based on a comp from last month is about $305k. If someone here ends up with it let me know, I'd be happy to help/partner on it. My agent said they were only taking cash offers, and might take a hard money offer. I was also told that best and final were due last Tuesday at 1p.

I just finished my first deal, and and presented with an offer from a neighbor who's mother in law past away. The house is 1500sq ft, 3/2 and the same floor plan of a house in the same neighborhood as our first deal. He is asking $120k, ARV based on DealCheck and a recent appraisals is probably 150-160k.

Basically the deal looks good but I need a down payment $24k. If I ask my mom or other family for a loan, what kind of terms would be fair?
