I have a contractor bid for the rehab numbers.

I put the ARV slightly higher than the 2 sold comps @ 75k due to the area it's in per my realtor that I'm working with. I've lowered it to 75k now on the analysis sheet to be more accurate.

I s/w the owners and they gave me the 324k balance.  The status of the property on Truly a has it as auction pending with an opening bid of 374,999.

Hello everyone,

I'm looking at a house that is currently in pre foreclosure.

They bought it back in 2007 right before the crash for 445k.  The owners owe 324k on their mortgage and about a year in arrears on payments.

The house is in pre-foreclosure and whenever the auction date is set, the opening bid is asking for 375k.

Comps in the area are between 300-380k.

What kind of offer can an investor make on this deal?
